Experience Summary

As the Manager for the listed projects, Keith was responsible for and executed all aspects of the work first hand. His responsibilities included the following:

 

·        reviewing the documents for completeness

·        coordinating the project work with the designers and engineers

·        managing the project personnel

·        coordinating the subcontractors and the details of the work with the field staff

·        planning and scheduling the work processes

·        purchasing and expediting the project materials

·        writing and executing the subcontract agreements and purchase orders

·        pricing, processing, and/or approving all of the project changes

·        managing the project cost, risk, time, and work quality

·        creating, maintaining, and/or reviewing all project records and reports

·        coordinating with the field superintendent regarding the project safety

·        ensuring that all work  was completed in accordance with the project requirements

·        producing and/or assisting with the production of the project manuals, warranty certificates, and as-built drawings prior to closing the books on the project

 

Because of Keith’s estimating background, architectural schooling, and overall knowledge of the business, he was also greatly involved in the pre-construction phases for most of the presented projects – which included the following services: client budget and work scope coordination, conceptual estimating, value engineering, design review assistance and budget conformance, budget finalization, subcontract bid solicitation and coordination, pre-project planning, scheduling, and site layout / use, city coordination, etc.

 

The presented projects were managed using various methods of contracting: design-build, cost plus fee, cost plus fee with a guaranteed maximum sum (with and without a savings split), and lump sum.
